ADB were appointed for full RIBA workstages to design and deliver a ground floor solution at this unique property on Balham Grove. The property enjoys a flying freehold over the rear garden access as well as an original basement below only the outrigger footprint. The house had previously been extended across the rear but not into the side return as this retained the original external stair down into the basement. ADB provided layout studies to extend into the side return by relocating the basement stair internally. The previous extension was poorly insulated so the roof was rebuilt with a zinc and glass design. The rear elevation was clad in shou-sugi-ban charred cladding and designed as a rear projection to help shade the rear glazing.
Internally light was maximised within the extension by adding carefully positioned glazing that helped express the historic relationship with the outrigger and site. A design was implemented that sought to make the outrigger float above the extension when looking up through a rooflight internally. The basement was lowered and fully tanked creating a new utility room.
