Having an Architect prepare and submit a comprehensive set of drawings and reports to a Local Authority demonstrates to the Planners that the applicant has brought an experience Consultant on board to produce designs of high quality – which is a key requirement of most Planning Policies.

Simply send us the following information to allow us to provide an indicative lump sum prices for RIBA stages 0-3, from Concept to Submitting an Application:
- Property address: this will allow us to review the local context and house type
- Which elements are you wanting to extend
- Any historic property sales plans or photographs to allow us to see the present accommodation offer
- An outline brief of your aspirations and key needs for the house extension
- Any critical dates to start or complete
- Do you need services just to planning application or full services up to handover of completed project
- Indication of complete budget including VAT. This would include for Consultants, Kitchen, Bathroom goods, Floor and Wall finishes
Planning Application Timescales
Once submitted a Householder Planning Application should take no more than 8 weeks. Similarly an application for a Certificate of Lawfulness (Permitted Development route) will take up to 8 weeks.
For simple extensions 8 weeks should be sufficient to allow the Case Officer/Planning Team to determine the application. We are however experiencing significant delays from some Planning Departments due to internal resourcing issues and some applications can take up to 12 weeks. There is no hard or fast rule, with Planning Departments working to their own timescales which can be very frustrating. At Atelierdb we continually and politely press for responses from Planning Departments – diplomacy is the only option in this situation. The ability of Planning Departments to comply with the 8 weeks determination period can differ by Case Officer, with some longer time-served Officers able to determine applications under Delegated Powers whereas new Officers take more time and consultation with team leaders and Principal Planners within their department.
